GENERAL DESCRIPTION:             

The General Building Manager will be responsible for the supervision of and coordination of all employees in Maintenance, Security and Janitorial services for Blood Tribe Administration buildings (Shot Both Sides, Human Resource, New & Old Ceremonial Building & New Peacemaking Building and the New Blood Tribe Administration Building) with a focus on the safety of all who enter Blood Tribe Administration Buildings.  The General Building Manager will be considered to be the focal contact for all matters pertaining to Maintenance, Security and Janitorial services provided and in accordance with policies affecting these same divisions.  This unique position is responsible for the outcome of the activities involved in each of these areas.  The ideal candidate will possess the necessary knowledge and skills required to develop and maintain a system for monitoring capital projects, workplans and work schedules for employees under his/her supervision; will have a strong background in preparing budgets and an effective communication style to meet and negotiate with tenants of buildings identified.

 

ORGANIZATIONAL RELATIONSHIPS:

  • The General Building Manager reports directly to the Senior Operations Officer

 

AREA OF SUPERVISION:

  • Positions which report to the General Building Manager include:

                                    All staff in Maintenance, Janitorial and Security Divisions    

                       

MAJOR DUTIES AND RESPONSIBILITIES:

           

  • Performs all duties and responsibilities in accordance with the Blood Tribe Administration Policies and Procedures.

 

  • Oversee the work duties and schedules of each of the staff in security, maintenance, and janitorial divisions.

 

  • Supervises, evaluates and disciplines staff as required.

 

  • Must follow the Blood Tribe Capital Projects policy and will incorporate contracts for building or renovations that meet standards and code. 

 

  • Completes and submits quarterly reports to the Management Department.

 

  • Conduct regular staff meetings.

 

  • Directs activities of personnel in developing company security measures which comply with federal regulations.

 

  • Coordinates and oversees regular building maintenance and repairs

 

  • Manages and directs cleaning and security staff and activities.

 

  • Prepares and monitors budgets for the Maintenance, Security and Custodian Budgets.

 

  • Coordinate, supervise and sign off on all work engaged through contract services including Capital Projects; Must have the ability to determine the type of work, material and costs involved for any contract work required to ensure appropriate jobs are completed and sufficient.

 

  • Direct workers engaged in ground maintenance activities, such as mowing lawns, trimming hedges, removing weeds, replacing light fixtures, and all repair work required to buildings.

 

  • Leads the day-to-day activities in security, janitorial, and maintenance for Blood Tribe Administration and its designated buildings.

 

  • Ensure employees understand policies and procedures through proper orientation: Human Resource and Departmental.

 

  • Maintains and builds positive relations with BTA Employees, co-workers, tenants and community at large through effective interpersonal, communication skills

 

  • Use knowledge and experience to develop a workplan and budget in collaboration with staff from each division.

 

  • Review monthly financial statements to ensure expenditure is within fiscal year budget.

 

  • Must have the knowledge and ability to conduct regular safety inspections, maintain fire prevention systems and ensure compliance with building codes, bylaws and Health and Safety (OSHA) regulations.

 

  • Submit biweekly ITR summary of employees for payroll purposes.

 

  • Develop departmental policies and procedures for each of the divisions in compliance with standards set out by appropriate industry.

 

  • Will be responsible to train staff on the new and updated O & M building systems and keep updated on the new Security, Maintenance and Janitorial standards.

 

  • Any other related duties when required.

 

 

NECESSARY KNOWLEDGE, ABILITIES AND SKILLS:

 

  • Requires a high level of interpersonal skills and initiative in dealing with a variety of external and internal situations.

 

  • Understanding of building systems such as HVAC, plumbing and electrical systems

 

  • Must have excellent project management and negotiation skills.

 

  • Must be knowledgeable in the latest Building Codes Manuel Systems.

 

  • Must be knowledgeable with the latest Microsoft software, along with excel and the latest Sage software system.

 

  • Must be able to create workplans

 

  • Understanding of work planning and scheduling functions.

 

  • Must be able to meet requirements of the physical demands.

 

  • Must be self-motivated and have the ability to work under pressure.

 

  • Must be punctual with good attendance.

 

  • Must have good team building skills, and able to lead a team

 

  • Must be proficient with the Blood Tribe Administration Policy as it relates to dealing with his/her employee’s

Qualifications

NECESSARY TRAINING AND EXPERIENCE:

 

  • Must have a Business Administration Diploma or related field and a Building Maintenance Certificate with 5 years related supervisory experience.
  • A combination of education and experience may be considered
  • Must have a valid class 5 drivers license and a reliable mode of transportation.
  • Must submit an updated criminal record check
  • Must submit an updated drivers abstract
